LANDSCAPING: Work is nearly complete on the new front entrance landscaping installation. We have received a great many compliments from homeowners. The common area in La Cristal landscape upgrade has been completed as is the entrance to St. Tropez. All the trees in the common areas have been trimmed. This is the best and most complete trim we have gotten to date as we used a different tree trimmer after taking bids. The turf is holding well as the irrigation is running 7 nights a week due to the areas of new landscape installation. Marco Gallo submitted a scope of work for landscape lighting and we are in the process of securing proposals.
IRRIGATION: Irrigation tweaking is on going and the system is working quite satisfactorily.
MAINTENANCE: All tasks on regular maintenance are performed according to schedule. Eddie repaired the water drinking fountain at the swimming pool. The coping around the swimming pool has been completed. Before the deck is repainted, I am advising that we have gutters installed on the clubhouse roof as the water falling off from rain is eating the paint away making the deck slippery as well as unsightly. The shower still also needs to be updated as the tile is faded. Eddie is nearly finished with rehabbing the tot lot. There are the makings of a few pot holes on William Myers Court that Eddie will repair. Universal machine in fitness center required repair.
ADMINISTRATIVE: All regular administrative duties performed. Was subpoenaed for a civil lawsuit between a homeowner and his ex wife to provide records (that don’t exist) that the homeowner did any contractual work for Crystal Pointe which he has never done.
